Under the authority of Section 7506 of the Internal Revenue Code, the property described below will be sold at public sale on an open occupancy basis. The United States redeemed this property under the provisions of section 7425 of the Internal Revenue Code, Section 2410, Title 28, on July 28, 2005. The property was deeded to the United States on July 28, 2005.

Legal Description: SKI –IN- SKI-OUT Resort Area, 15 acres, more or less, across from Timberline Lodge, located northerly of the Bolton Valley Access Road in the Bolton Valley resort area, Town of Bolton & State of Vermont. Property consists of 15 acres of land across the street from ski lift. Mountain side property offers panoramic views and sunsets. Minutes to Burlington & Stowe and the famous Long Trail and a gorgeous mountaintop golf course. Unique ZoningA portion of the land and premises conveyed to the Bolton Valley Corporation by warranty deed of Roland J. Deslauriers and Evangeline S. DesLauriers, dated September 7, 1965, and recorded in Book 22 at Page 18 of the Bolton Land Records, being the same land re-conveyed to the Bolton Valley Corporation by quitclaim deed of Ralph R. The Terms of Payment: A deposit equal to 20% of the highest bid on the property is required. When the highest bid is tentatively accepted, the highest bidder must deposit $12,000.00 (20% of the opening bid price) with the PALS conducting the sale. If this amount is less than 20% of the highest bid, the balance of the required 20% deposit must be paid no later than one banking day after the bid is accepted. The balance of the purchase price must be paid in full no later than 30 calendar days (October 29, 2005) after the highest bid is accepted.
Payment of all required deposits and the balance of the purchase price must be made by certified, cashier’s or treasurer’s check drawn on any bank or trust company incorporated under the laws of the United States. Payment may also be made by any United States postal, bank, express or telegraph money order. All checks and money orders should be made payable to the United States Treasury.
If the highest bidder defaults in payment of the bid price, and the property is not sold for at least the amount of the highest bid, the bidder’s deposit will be retained pending final determination of the damages the Government sustained because of the bidder’s default. If damages are more than the amount of the bidder’s deposit, the bidder will be liable for excess damages.
The Government reserves the right to reject any and all bids and to withdraw the property from the sale.
 
Form of Payment: All payments must be by cash, certified check, cashier´s or treasurer´s check or by a United States postal, bank, express, or telegraph money order. Make check or money order payable to the United States Treasury.
