Description of Property: Beautiful two bedroom, two bath, ocean front cottage (1500 sq. ft.) located on Daufuskie Island. Cottage has recently been updated with a new kitchen and screened back porch.

The cottage is located in the Melrose Plantation portion of Daufuskie Island Resort and Breathe Spa. The club includes two 18 hole championship golf courses, tennis courts, a full conference center, an equestrian center, a beach club, pool, and three on-site restaurants. The resort is currently transitioning to new ownership and renovations and updates are expected in the coming year!
 
Legal Description: All that certain piece, parcel or lot of land situate, lying and being on Daufuskie Island, Beaufort County, State of South Carolina, being shown and described as
Lot 408, The Beach cottages as Melrose , on a plat entitled “A Plat of The Beach Cottages at Melrose (Lots 400-438),” prepared by Thomas & Hutton Engineering Co., certified by Boyce L. Young, SC RLS #11079, dated June 19, 2003, and recorded in the Beaufort County Records in Plat Book 93 at page 174. For a more detailed description as to the metes and bounds, courses and distances, reference is made to said plat of record. This being the same property conveyed to Deutsche Bank National Trust Company, as Trustee for Long Beach Mortgage Loan Trust 2004-2 by Master in Equity Deed recorded 7/25/2008 in Book 02749 at Page 958 of the Beaufort County Registry.

To redeem the property under (Section 7425(d) of the Internal Revenue Code or Section 2410 of Title 28 of the United States Code), the Internal Revenue Service must obtain a written agreement to bid, secured by a deposit of 20% of the amount of the bid. The deposit should be made payable to the United States Treasury Department in the form of a cashier´s check or certified check, a bank or postal money order, a certificate of deposit, or an irrevocable letter of credit. If redeemed, the property will be sold pursuant to Section 7506 of the Internal Revenue Code subject to any prior outstanding mortgages, encumbrances, or other liens that may be superior to the lien of the United States. Agreements to bid must be accompanied by the required deposit.
