DESCRIPTION OF PROPERTY
All that certain lot, tract or parcel
of land situated in Harrison County, Texas, about 8 miles Southeast of the
Courthouse in the City of Marshall, being part of the THOMAS PANNIELL SURVEY,
a-588, and a part of the M.S. USSERTY SURVEY, A-722, being 140.29 acres of land
more or less, being a part of that certain 145.09 acre tract of land described
in a deed from James M. Tuite, et ux., to Fred Neal,
Jr., et ux. dated June 17, 1971 and recorded in Volume 698, Page 276 of the Harrison
County Deed Records, and being all of a called 10 acre tract of land described
in a deed from Gussie Mae Hunter to Fred Neal, Jr., et ux,
recorded in Volume 821, Page 626 of said Deed Records, said 140.29 acres being
more particularly described as follows:
Beginning at 2” iron pipe for the
Southwest corner of said 145.09 acre tract, same being the Southeast corner of
the Rauol Richardson 80 acre tract and in the South
boundary of a 600 acre tract conveyed by W.R.D. Ward to Lucinda Sherrod;
Thence North 2 degrees 00’ East –
3259.75 feet to a ½” iron rod for corner at the Southwest Corner of a 15 acre
tract previously surveyed out of said 145.09 acre tract;
Thence South 87 degrees 08’ East, with the South line of said 15 acre tract, 859.49 feet
to a ½” iron rod for corner at the Southeast corner of same;
Then North 13 degrees 33’ East, with
the East line of said 15 acre tract, 525.86 feet to a ½” iron rod on the South
margin of Buck Sherrod Road, and being the North line of said 145.09 acre
tract;
Thence with the South margin of said
road and said North line, (1) South 66 degrees 00’ East – 159.50 feet and (2)
South 54 degrees 27’ East – 416.80 feet to a point for corner for the
Northernmost of Northeast corner of said 145.09 acre tract and being the
Northwest corner of the Jennie Williams Estate 52 acre tract;
Then with an old fence line, South 0
degrees 32’ West – 2217.80 feet to a point for corner,
same being the Southwest corner of said 52 acre tract;
Thence with an old fence line, North 86 degrees 01’ East – 1267.30 feet to a point for
corner in the West margin of FM 2199 and being the Easternmost Northeast corner
of said 145.09 acre tract;
Thence South 10 degrees 42’ East, with
said West margin, 632.3 feet to a point for corner and being the Northeast
corner of the A.D. Hunter 25 acre tract and being the Easternmost Southeast
corner of said 145.09 acre tract;
Thence South 89 degrees 22’ West, with
the North line of said 25 acre tract, at 693.87 feet pass a 1/2” iron rod for
corner at the Northeast corner that certain 5 acre tract described in deed to
David Neal, recorded in Volume 1290, Page 230 of said Deed Records, and
continuing in all 1027.88 feet to a ½” iron rod for corner, being in the
Northwest corner of said 5.00 acre tract and also being the Northeast corner of
said Fred Neal 10.00 acre tract;
Thence South 11 degrees 34’ East, with
the West line of said 5.00 acre tract, and the East line of said 10.00 acre
tract, 667.69 feet to a ½” iron rod at the Southwest corner of said 5.00 acre
tract and the Southeast corner of said 10.00 acre tract, and being on the South
line of said 25 acre tract.
Thence North 88 degrees 21’ West, with
the South line of said 10.00 acre tract 684.66 feet to the Southwest corner of
said 10.00 acre tract, same being the Southwest corner of said Hunter 25 acre
tract, and being the Southernmost Southeast corner of said 145.09 acre tract;
Thence South 89 degrees 04’ West, with
the South line of said 145.09 acre tract, 1363.12 feet to the place of
beginning and containing 140.29 acres, more or less.

certain called 145.09 acre tract described in deed from James M. Tuite, et ux to Fred Neal, Jr.,
et ux, dated June 17, 1971, and recorded in Volume

corner at the occupied Northwest corner of said 145.09 acre tract, and being

and being a part of that certain tract described in a deed from Austin Hunter,
and wife, Etta Mae Hunter to A.D. Hunter and wife, Gussie Mae Hunter, dated
November 22, 1949, and recorded in Volume 465, Page 359 of the Harrison County
Deed Records, said 5.00 acres being more particularly described as follows:

the Southwest corner of said Hunter tract, said pipe being on the West margin
