Under the authority in Internal Revenue Code section 6331, the property described below has been seized for nonpayment of internal revenue taxes due from Taxpayer. The property will be sold at public auction as provided by Internal Revenue Code section 6335 and related regulations.

Title Offered: Only the right, title and interest of the Taxpayer in and to the property will be offered for sale. If requested, the Internal Revenue Service will furnish information about possible encumbrances, which may be useful in determining the value of the interest being sold.
 
Description of Property: 300 acres of unimproved land of which 29.13 acres is in Hamilton County and 270.87 acres is in Mills County.

Legal Description: This secluded property is accessed by an easement less than half a mile long across a lake and up a hill to the property entrance. Approximately half of the property is grassy rolling hills with scattered tree cover and a large valley. The other half of the property continues with the rolling hills with the majority of the area being wooded with Spanish oak, shin oak, pecan and post oak cover. There is a small portion of the headwaters to the Lampasas river running through the corner of the property. There is also a spring fed pool and 2 tanks, one is spring fed and is stocked with fish. The property has been on a wildlife management plan and has been receiving
Level 1 Managed Lands Deer.
