Under the authority of IRC section 7506, the property described below will be sold at public sale on an open occupancy basis. The United States redeemed this property under the provisions of IRC Section 7425, USC Section 2410, Title 28, on June 15, 2012. The property was deeded to the United States on June 15, 2012. Title Offered: Only the right, title and interest of the United States of America in and to the property will be offered for sale. If requested, the Internal Revenue Service will furnish information about possible encumbrances, which may be useful in determining the value of the interest being sold.
 
Description of Property: Property is a 2,132 sq. ft. 5 bedroom/3 bath home situated on 0.92 acres - located at 185 Big Falls Cir., Manchester, TN 37355.

Legal Description: Begin at an iron rod corner in the Easterly margin of Big Falls Circle at the SE corner of the property herein conveyed and the NW corner of Lot #24; thence N 5° 20’ E along the Easterly margin of Big Falls Circle 200 ft. to an existing iron rod corner; thence S 84° 40’ E 200 ft. to an existing iron pipe corner; thence S 05° 20’ W 200 ft. to an existing iron pipe corner; thence N 84° 40’ W 200 ft. to the beginning. The Terms of Payment: A deposit equal to 20% of the highest bid on the property is required. The balance of the purchase price must be paid in full by 4:00 PM on September 17, 2012. If the highest bidder defaults in payment of the bid price, and the property is not sold for at least the amount of the highest bid, the bidder’s deposit will be retained pending final determination of the damages the Government sustained because of the bidder’s default. If damages are more than the amount of the bidder’s deposit, the bidder will be liable for the excess damages.
 
Form of Payment: All payment must be by cash, certified, cashier´s or treasurer´s check drawn on any bank or trust company incorporated under the laws of the United States. Payment may also be made by any United States Postal, bank, express or telegraph money order. Make check or money order payable to the United States Treasury. The Area Director will issue a Quit Claim Deed to the successful bidder as soon as possible after full payment of the purchase price.
