Under the authority in Internal Revenue Code section 6331, the property described below has been seized for nonpayment of internal revenue taxes due from Taxpayer. The property will be sold at public auction as provided by Internal Revenue Code section 6335 and related regulations.

Title Offered: Only the right, title and interest of the Taxpayer in and to the property will be offered for sale. If requested, the Internal Revenue Service will furnish information about possible encumbrances, which may be useful in determining the value of the interest being sold.
 
Description of Property: Approximately 0.18 acres of land located in the City of Monterey Park, County of Los Angeles.
 
Legal Description: Commonly known as 2901 W. Floral Drive, assessorīs parcel number 5237-023-014, legally described as follows. PARCEL No. 1: Lots 128,129,130,131 and 149, of Tract No. 5582, as per Map recorded in Book 63, Pages 14 and 15 of Maps, in the office of the County Recorder of said
County, except the Westerly 25 feet of said Lot 149, also excepting those portions of said Lots
128,129 and 149, conveyed to the State of California, by Deed recorded in Book 52731, Page
168, of Official Records of Los Angeles County, California, AND PARCEL 2: that portion of Lot
150 of Tract No. 5582, as shown on Map recorded in Book 63, Pages 14 and 15 of Maps, in the
office of the County Recorder of said County,lying Westerly of the Northerly prolongation of the
Easterly line of Lot 149 of said Tract. Excepting therefrom that portion of said Lot 130, lying
Westerly of the following described line; Beginning at a point in the Southerly line of Lot 129 of
said Tract, distant along said Southerly line and along the Southerly lines of Lots 130 and 131
of said Tract; Westerly 65.00 feet from the Southeast corner of said Lot 131; thence Northerly in
a direct line to a point in the Northerly line of said Lot 150, distant along said Northerly line
Westerly 25.00 feet from the intersection thereof with the above mentioned Northerly
prolongation of said Easterly line of said Lot 149. Subject to restrictions, reservations,
easements, covenants, oil, gas or mineral rights of record, if any.

The Terms of Payment: 20% of highest winning bid due on auction date. The remaining 80% of winning bid due 30 days after the auction date.
 
Form of Payment: All payments must be by cash, certified check, cashierīs or treasurerīs check or by a United States postal, bank, express, or telegraph money order. Make check or money order payable to the United States Treasury.
