Legal Description: That portion of Tract “A” of Jamestown, according to plat thereof recorded in Volume D of Deeds, page 440, records of Clallam County, Washington, described as follows:

Beginning the T-iron stake set in concrete in 1960 making the Northeast corner of said tract: Thence North 54º 19’ 40” West (relative to the Washington Coordinated System Grid and Equaling the record plat bearing of North 56º West relative to the True Meridian) 213.16 feet; Thence South 24º 16’ 13” West 373.91 feet to the True Point of Beginning; Thence continuing South 24 16’ 13” West, 100 feet; Thence North 65º 43’ 47” West 154.45 feet to the boundary established by an exchange of deeds dated July 7, 1960 between Peterson and Pedersen and Prince; Thence North 23º 57’ 51” East along said boundary 100 feet; Thence South 65º 43’ 47” East 154.98 feet to the True Point of Beginning.

Form of Payment: All payments must be by cash, certified check, cashier´s or treasurer´s check or by a United States postal, bank, express, or telegraph money order. Make check or money order payable to the United States Treasury.
 
The Terms & Conditions
The successful bidder shall be required to deposit 10% at the time sale with the Internal Revenue Service Property and Liquidation Specialist the amount set forth above in the form of a certified check, cashier’s check. Before being permitted to bid at the sale, bidders, with the exception of the United States, shall display to the Internal Revenue Property and Liquidation Specialist proof that they are able to comply with this requirement. No bids on the parcel will be received from any person who has not presented proof that, if they are the successful bidder(s), they can make the deposit required by this Order.
The balance of the purchase price for the real property is to be paid to the Internal Revenue Service Property and Liquidation Specialist by January 10, 2012. Send to Internal Revenue Service – M. Smith PALS – 500 W 12th St. Rm 110 Vancouver, WA 98660.
In the event the successful bidder defaults on any of the terms contained herein, the deposit shall be forfeited and shall be applied to cover the expenses of the sale, with any amount remaining to be applied to the outstanding liabilities of the taxpayer. The parcel real property so affected shall again be offered for sale. The United States may bid as a credit against its judgment without tender of cash.
The sale of the above described real property shall be subject to confirmation by the Court. Upon confirmation of the sale, the Internal Revenue Service shall execute and deliver a Quit claim deed conveying each parcel of the real property to the purchaser. Upon Confirmation of the sale, all interests in, liens against, and claims to, the parcel of the real property that are held or asserted by all parties to this action are discharged or extinguished.
The government reserves the right to reject and all bids and to withdraw the property
from sale.
The property is offered for sale “as is” and “where is “and without recourse against the United States. The United States makes not guarantee of condition of the property or its fitness for any purpose. The United States will not consider any claim for allowance or adjustment or for the rescission of the sale based on failure of the property to comply with any expressed or implied representation.
The United States District Court entered a judgment in this matter which is now final. The United States will sell the real property free and clear of the interest of any defendant in the real property and the defendants shall have no right to redeem the real property after the sale.
