ALL that certain plot, piece, or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Village of Sag Harbor, Town of Southampton, County of Suffolk, and State of New York, bounded and described as follows: BEGINNING at a point on the southeasterly side of Jermain Avenue (formerly known as South Street) where same is intersected by the westerly line of land now or formerly of Gereche, said point being distant 1135.15 feet southeasterly as measured along the southeasterly side of Jermain Avenue from the corner formed by the intersection with the southwesterly side of Suffolk Street; RUNNING THENCE along said land of Gereche, South 29 degrees 11 minutes 05 seconds East, 338.53 feet to land now or formerly of Eaton Engravers Machinery Corp.; THENCE along said last mentioned land, South 57 degrees 07 minutes 25 seconds West, 20 feet to land now or formerly of Kluge; THENCE along said land of Kluge, North 24 degrees 57 minutes 35 seconds West, 338 feet to the southeasterly side of Jermain Avenue; and THENCE North 62 degrees 29 minutes 35 seconds East along the southeasterly side of Jermain Avenue, 49 feet to the place of BEGINNING.
The party of the first part herein is the same person as the grantee in deed dated August 25, 1980, recorded in Liber 8876 Cp 306 on September 03, 1980.
