NOTICE OF JUDICIAL SALE
 
Pursuant to an Order of Sale entered in United States vs. taxpayer, et. al, Civil Action No. 3:09-CV-1449, United States District Court WESTERN DISTRICT OF LOUISIANA, MONROE DIVISION, the United States will offer to sell at public auction, to the highest bidder, according to law and pursuant to the terms and conditions set in herein, the property described below:

Description of Property: Unimproved real estate – 1 acre tract, more or less, located on LA Hwy 15, Winnsboro, LA - parcel #0710777300; located between Pizza Hut & Merle Norman, possible address – 4288 Front Street (Hwy 15), Winnsboro, LA.

Form of Payment: All payments must be by cash, certified check, cashiers or treasurer's check or by a United States postal, bank, express, or telegraph money order. Payment shall be made by certified check payable to the United States District Court for the Western District of Louisiana.
 
TERMS OF PAYMENT:

The successful bidder shall be required to deposit with the IRS Property Appraisal & Liquidation Specialist ($1,800.00), which is 10% of the minimum bid amount on the date of the sale, either by certified check payable to the United States District Court for the Western District of Louisiana or by cash deposit.

Before being permitted to bid at the sale, bidders shall display to the IRS Property Appraisal & Liquidation Specialist proof ($1,800.00) either by certified check payable to the United States District Court for the Western District of Louisiana or by cash deposit that they are able to comply with this requirement. No bids will be received from any person who has not presented proof ($1,800.00) that if they are the successful bidder they can make the deposit required by this order of sale.

The balance of the purchase price shall be tendered to the IRS Property Appraisal & Liquidation Specialist by the successful bidder within thirty days following the date of the sale. Payment shall be made by certified check payable to the United States District Court for the Western District of Louisiana. If the bidder fails to fulfill this requirement, the deposit shall be forfeited and applied to the expenses of sale, and the subject property shall be re-offered for sale in the same manner as provided for in the initial sale.

The sale shall be subject to confirmation by this Court, and upon confirmation and receipt of the full purchase price of such sale, the IRS Property Appraisal & Liquidation Specialist shall execute and deliver his or her deed, conveying the property to the successful purchaser.

The sale is ordered under 28 U.S.C. §§ 2001, 2002, and 2004 and is
made without right of redemption. The United States reserves the right to reject any and all bids and to withdraw the property from sale.
