Pursuant to an Order of Sale entered in United States vs. The Taxpayer, Civil Action No.1:16-cv-00037-CRW-CFB US District Court of Iowa. United States will offer to sale property commonly known 1423 Cemetery Road Thurman, Iowa 51654. according to law and pursuant to the terms and conditions set in herein, the property described below:

Description of Property: 1423 Cemetery Road Thurman, Iowa 51654 home with approximately 5 bedrooms, 2 baths, over 2,000 sq. ft. with large out building on 29 acres
 
Legal Description: The N NW NW; the SE NW NW; and a tract of land.
Described as follows: Commencing 7 rods and 21 links West of the N.E. comer of the NW of Section 25, thence West 72 rods to a stake, thence South 80 rods to a stake, thence East 54 rods to a stake, thence North 5 rods to a stone, thence North 18 East 52rods and 22 links, thence North 12 West 26 rods and 6 links to the place of beginning, all in Section Twenty-five (25), Township
Seventy (70) North, Range Forty-three (43) West of the 5th P.M., and containing 63 .25 acres, more or less, according to Government and Irregular Surveys in Fremont County, Iowa.

TERMS AND CONDITIONS OF SALE:
This sale will be confirmed unless a bona fide offer of at least $192,500 is made. To make a bona fide offer for this property, you must deposit twenty percent of your offer price with the Clerk of the United States District Court for the Southern District of Iowa within ten days of the date this notice is published, and you must also deposit the remainder of your purchase price with the Clerk of the United States District Court for the Southern District of Iowa within 24 days of the date this notice is published. If you do not make these deposits as required, you will not be considered to have made a bona fide offer for this property. If you make a bona fide offer for this property, notice of your offer shall be published, permitting others to make a bona fide offer that is at least ten percent greater than yours.
Once a bid has been submitted to the Clerk of the United States District Court for the Southern District of Iowa a copy of said bid shall be sent to Internal Revenue Service, Mary Smith, Property Appraisal and Liquidation Specialist, 500 W12th St Rm 110 Vancouver WA 98663

In the event the successful bidder defaults on any of the terms contained in the Order, the deposit shall be forfeited and retained by the IRS as part of the proceeds of sale, and the real property shall again be offered for sale, without further permission of the Court, under the terms and conditions of the Order, or, in the alternative the real property shall be sold to the second highest bidder.

The sale of the real property shall be subject to confirmation by the Court. Upon confirmation of the sale and receipt of the entire purchase price, the Court shall issue and the IRS shall deliver to the purchaser, a deed conveying the real property to the purchaser. Upon confirmation of the sale, all interests in, liens against, or claims to, the real property that are or may be asserted by any of the parties to this action are discharged and extinguished.

The United States reserves the right to reject any and all bids and to withdraw the property from sale.
